PROPERTY SOLD “AS IS, WHERE IS” The property is being offered for sale AS IS, WHERE IS, with no warranties or representations, expressed or implied, by the Seller or Ukrainetz Auction. BUYER’S DUE DILIGENCE / INSPECTION All prospective bidders are responsible for conducting their own due diligence and arranging, at their own expense, any inspections they deem necessary prior to bidding. By submitting a bid, the Buyer acknowledges that they have had the opportunity to inspect the property and accepts the property in its present condition. FORMAL LETTER OF GUARANTEE REQUIRED PRIOR TO BIDDING IMPORTANT: A formal Letter of Guarantee from the Bidder must be received and approved prior to bidding on the real estate. The Letter of Guarantee must be delivered to Ukrainetz Auction before the bidder is permitted to participate in the auction. To arrange delivery or obtain further information, please contact Tania at (306) 620-6778. 10% NON-REFUNDABLE DOWN PAYMENT The successful bidder will be required to provide a 10% non-refundable down payment at the end of the day on the auction closing date. Accepted forms of payment include: Certified cheque Bank Draft E-transfer Wire transfer The down payment will form part of the purchase price. BALANCE OF PURCHASE PRICE The remaining balance of the purchase price must be paid IN FULL by October 5, 2026 4pm CST. Upon receipt of the full purchase price, possession will be immediate, subject to completion of all required legal documentation and transfer requirements. TRANSFER OF TITLE Transfer of ownership will be completed through a lawyer of the Buyer’s choice. All legal fees, registration costs, transfer costs, and other expenses associated with the transfer of ownership shall be the responsibility of the Buyer unless otherwise agreed in writing. BUYER ACKNOWLEDGEMENT By submitting a bid, the successful Buyer acknowledges that they have read, understood, and agreed to all terms and conditions outlined in this Real Estate Auction Sale Disclosure. The Buyer acknowledges that the property is being purchased AS IS, WHERE IS, and that the Buyer is responsible for their own inspection and due diligence prior to bidding.
